Yet maintenance budgets are usually written once and forgotten. This checklist distills what our service team tells municipal clients after installation: a small, predictable routine that keeps furniture looking new for decades instead of years.
Why a Schedule Beats Reactive Repairs
Corrosion, loose fixings and coating failures all start small. A scratch touched up in spring costs one technician five minutes with a repair pen; the same scratch left for three winters can mean replacing a panel. A structured schedule converts unpredictable emergency spending into a fixed, plannable cost — typically cutting 20-year maintenance outlay by a third or more.
Spring Inspection (after freeze–thaw and winter salt)
- Wash everything. Use a mild detergent and low-pressure water. Avoid pressure washers above 80 bar on coated surfaces — they force water under coating edges.
- Inspect coating for scratches and chips, especially at ground level and on corners where snow shovels and sweepers strike. Touch up any spot showing bare metal with a matched RAL repair pen.
- Check drainage holes in litter bins and planter reservoirs; blocked drainage is the number-one cause of premature bin corrosion.
- Tighten fixings on benches and bike racks. Wood slats and steel frames move with the seasons; retorque anti-vandal bolts to spec.
Summer Care (peak usage season)
- Graffiti removal within 48 hours. Fresh graffiti comes off coated steel with a citric cleaner; old graffiti often needs solvents that dull the finish. Speed matters more than the product.
- Oil hardwood slats if the specification calls for oiled finish — once a year in most climates, twice in strong sun. Letting hardwood weather to a silver patina is also acceptable; that is a design choice, not neglect.
- Empty and clean bin liners weekly in high-traffic zones; organic residue holds moisture against steel, which is how liners weld themselves to the drum.
Autumn Preparation (before the first freeze)
- Clear leaves from planter rims and bench joints. Wet leaf litter sits against coatings all winter and causes staining and creep corrosion.
- Drain irrigation lines to self-watering planters before the first frost.
- Touch up any coating damage found during summer — you want every bare spot sealed before months of moisture and freeze–thaw cycling.

When to Repair vs. Replace
- Coating only — repair in place; recoat thresholds and high-touch areas after 10–15 years.
- Localized panel damage — with modular designs, swap one panel or slat set. Ask whether your furniture is modular before buying; it halves repair costs for two decades.
- Structural frame corrosion — if welds are cracking or the frame section is compromised, replace. That outcome almost always traces back to missing galvanization under the coating.
